Maintenance Supervisor
Location: Denver & Aurora, CO Portfolio: 279 Apartments, 4 Properties Employment Type: Full-Time Compensation: $30.00–$35.00 per hour, depending on experience
Position Summary
We are seeking an experienced and motivated Multi-Family Maintenance Supervisor to oversee maintenance operations for a portfolio of 279 apartment homes across four communities in the Denver and Aurora area. This is a hands-on leadership role responsible for ensuring the properties are maintained to the highest standards while leading a team of maintenance professionals, managing vendors, controlling expenses, and delivering exceptional service to our residents.
The ideal candidate is an organized leader with strong technical knowledge of apartment maintenance, excellent communication skills, and a commitment to preventative maintenance and operational excellence.
Qualifications
- Minimum of 5 years of apartment maintenance experience required
- Previous supervisory or leadership experience preferred
- Strong knowledge of building systems, HVAC, plumbing, electrical, appliances, and general repairs
- EPA Certification preferred
- HVAC certification preferred
- Valid driver's license and reliable transportation
- Ability to participate in an on-call emergency rotation and respond to after-hours maintenance emergencies
Essential Responsibilities
Team Leadership
- Supervise, mentor, and develop maintenance technicians and grounds personnel
- Recruit, hire, and train new maintenance team members
- Assign daily work orders, unit turns, and preventive maintenance tasks
- Develop staff schedules and coordinate on-call coverage
- Monitor employee performance and provide coaching and professional development
- Promote positive, safety-focused, and customer-service-oriented work environment
Maintenance Operations
- Oversee all day-to-day maintenance operations across four apartment communities
- Actively participate in completing work orders and unit turns daily
- Ensure timely completion of resident service requests
- Maintain vacant apartments to company standards for move-ins
- Perform routine inspections of buildings, common areas, grounds, and equipment
- Establish and maintain preventive maintenance schedules for all building systems and equipment
- Ensure compliance with company policies, safety regulations, and applicable local, state, and federal requirements
Vendor Management
- Coordinate and schedule outside contractors and service providers
- Monitor vendor performance and ensure quality workmanship
- Follow up on vendor work to ensure projects are completed on time and within budget
- Maintain professional relationships with contractors and suppliers
Budget & Expense Management
- Monitor maintenance expenses and control operating costs
- Order supplies and materials while maintaining inventory controls
- Identify opportunities to improve efficiency and reduce expenses
Emergency Response
- Responsibly handle emergency maintenance situations
- Respond to after-hours maintenance calls as required
- Ensure emergency repairs are completed promptly and safely
Process Improvement
- Assist in developing and implementing maintenance policies, procedures, and operational standards
- Identify opportunities to improve efficiency, resident satisfaction, and property performance
Required Skills
- Ability to identify maintenance issues and determine appropriate corrective actions
- Strong planning and organizational skills with the ability to manage multiple priorities
- Experience creating and maintaining preventive maintenance schedules
- Excellent written and verbal communication skills
- Strong interpersonal, leadership, and delegation abilities
- Proven problem-solving and critical-thinking skills
- Basic computer proficiency, including Microsoft Outlook
- Ability to work independently while managing multiple properties
- Strong attention to detail and commitment to quality
- Physical stamina and dexterity to perform maintenance duties, including lifting, climbing ladders, kneeling, and working in varying weather conditions
Physical Requirements
- Frequently lift and carry up to 50 pounds
- Stand, walk, bend, climb ladders, kneel, and reach for extended periods
- Work indoors and outdoors in varying weather conditions
- Safely operate maintenance tools and equipment
