Position Summary

As Vice President within US Logistics Development you will oversee and manage various development projects for the Ares East Coast industrial real estate portfolio. This is an exciting opportunity to be a key leadership team member and make a significant impact in our growing business. We’re searching for a dynamic and knowledgeable leader to partner with our in-house teams and external contractors and lead the development, redevelopment, construction, capital expenditure and tenant improvement process.

You will regularly partner with Market Leaders, Market Representatives and Development/Construction members on due diligence and budgeting for land acquisition, new developments, redevelopments, construction, and building acquisitions/dispositions.

Essential Position Duties

Project Management

  • Prepare, implement, and oversee project level budgets of DCT Industrial assets and implement an annual budget and capital improvement plan in coordination with property management group
  • Manage the land acquisition due diligence activities for development projects including processing of all required entitlements and permits. Prepare related comprehensive scopes of work and manage design of site development, shell building, and exterior improvement projects.
  • Oversee the financial underwriting, quarterly projections and development reporting activities for the assigned region
  • Coordinate with Market Leaders to support Investment Committee presentations
  • Provide technical assistance and advisement for acquisition due diligence
  • Direct capital and tenant improvements while consistently maintaining strong tenant and employee relationships. Responsible for ensuring customer needs, capital improvements, and financial performance goals are met while maintaining the physical condition of the assets.
  • Prepare comprehensive scopes of work and manage design of capital improvement projects in coordination with property management.
  • Prepare cost estimates for the scope of work utilizing quantities, proposals, historical information and general unit pricing knowledge
  • Prepare contractor bid packages and upon receipt, analyze for adherence to design, quantities, qualifications, and costs as compared to preliminary analysis and budget
  • Prepare estimate complete with all quantities, alternates and unit prices. Review estimate and scope of work with property management, leasing, and/or tenant (if necessary).
  • Provide value engineering options where possible
  • Provide technical guidance for projects that are generated and managed by property management and third-party managers
  • Manage design process and hire architect and/or engineering professionals to provide detailed scope of work and manage projects within budget and schedule
  • Manage the overall construction process to include obtaining necessary permits or required jurisdictional documentation
  • Prepare critical path schedules to ensure timely delivery of project
  • Successfully manage projects and ensure a coordinated effort between the Client, VP/Development and Construction, Project Manager, Property Manager, Market Leaders and VP/Market Representative
  • Maintain and apply knowledge of local building codes and processes which effect design and construction
  • Maintain ability to travel as required by position

Administration

  • Directly manage and support the work activities of project managers and senior project managers throughout assigned region by applying effective leadership, coaching and mentoring skills
  • In conjunction with direct reports, oversee the preparation of the annual capital budget and quarterly forecasts. Ensure actual expenditures against approved budget guidelines are effectively analyzed, and direct appropriate responses to changes during the year.
  • Determine, formulate and implement project management related policies and procedures
  • Prepare and issue contracts for development, tenant improvement, and capital work
  • Understand and adhere to lease documents
  • Schedule and conduct progress meetings
  • Issue, approve and/or subcontract change orders
  • Prepare Project Approval Request (PAR) forms
  • Work with property management, the Regional financial analyst and accounting for proper job set up, billing, and cost tracking
  • Review and approve contractor invoices and draw requests
  • Close out projects in a timely manner to include receipt of Certificate of Occupancy, warranties, signed off permits, lien waivers, etc.
  • Maintain and document all activities related to capital projects utilizing DCT’s data management system
  • Maintain detailed documentation of construction process to include meeting minutes, collection of warranties, Certificates of Occupancy, project manuals, etc.
  • Navigate accounting, document and financial software to ensure all documents related to the project are appropriately filed and provide accurate historical documentation of construction

Required Knowledge, Skills and Abilities

  • 10+ years of experience in development and/or construction management required.
  • Proven project management experience with an established track record of success required.
  • Deep knowledge of local and national building codes and processes which effect design and development required.
  • Demonstrated leadership, coaching and mentoring capabilities required.
  • Proficiency in Microsoft Office and Microsoft Project applications, or other scheduling software required.
  • Experience in ACAD or drawing software preferred.
  • Confidence and ability to work independently, yet within a highly collaborative environment required.
  • Excellent technical, analytical, organizational and communication skills required.
  • Ability to effectively lead and mentor direct reports as assigned required.
  • Strong leadership and articulate/polished communication skills (listening, verbal & written) required.
  • Outgoing, confident, and likeable personality with ability to motivate, mentor and communicate well with employees, customers and other outside contacts required.
  • Knowledge of business and management principles involved in strategic planning, resource allocation, and coordination of people and resources required.
  • Excellent organizational skills including strong follow-through and multi-tasking skills within a fast-paced environment required.
  • Bachelor’s Degree or equivalent experience
