Regional Property Manager

SUMMARY -
VareCo is seeking an experienced Regional Property Manager to oversee the operations and financial performance of a portfolio of multifamily communities throughout the region. This individual will partner closely with Asset Management, Construction, and onsite teams to drive occupancy, maximize NOI, execute capital improvement projects, and maintain high operational standards. The ideal candidate is a hands-on leader with strong financial acumen, excellent communication skills, and a passion for developing people and improving property performance.
RESPONSIBILITIES –
Property Management Oversight:
Supervise the property management team. Provide coaching, mentorship, and performance feedback. Oversee staffing for the property - management department. Ensure effective property management practices across the portfolio, including lease administration, rent collection, and resident relations. Conduct regular on-site property inspections to identify and address any maintenance or safety concerns. Develop and implement strategies to minimize vacancy rates and maximize occupancy.
Operational Efficiency & Improvement:
Analyze and identify opportunities to improve operational efficiency and cost-effectiveness. Develop and implement new processes and procedures to streamline operations. Leverage technology solutions to enhance property management and communication. Monitor and track key performance indicators (KPIs) to measure success and identify areas for improvement.
Compliance & Reporting:
Ensure compliance with all applicable laws, regulations, and fair housing guidelines. Maintain accurate and complete property records and financial reports. Prepare regular reports for upper management on property performance and operational metrics. Conduct training for staff on relevant policies and procedures.
QUALIFICATIONS -
Bachelor's degree in Business, Real Estate, Finance, or related field preferred. 5+ years of multifamily property management experience. 3+ years managing multiple properties or a regional portfolio. Proven experience leading and developing high-performing teams. Strong financial analysis and budgeting skills. Experience with property management software (AppFolio experience preferred). Knowledge of Fair Housing and landlord-tenant laws. Excellent organizational, communication, and leadership skills. Ability to manage multiple priorities in a fast-paced environment. Willingness to travel regularly throughout the assigned portfolio.
